1. What is FONTANA?
FONTANA company is a real estate agency in Tokyo Japan, providing cheap, furnished apartments and guesthouses for people all over the world. Established in 1990, we currently rent over 800 furnished rooms in over 80 convenient locations around and inside of central Tokyo. We make it easy to find an apartment and start your life in Tokyo!
2. FONTANA versus regular japanese Real Estate agencies
When you rent a place with FONTANA, you only have to prepare the following:
Additionally, with FONTANA you don't have to look for a guarantor, or a co-signer, that is usually required in Japanese apartment agencies.
WITH JAPANESE REAL ESTATE AGENCIES if you want to rent a room you would need a large deposit ("shikikin" in Japanese) that is equivalent to 2 month's rent, and a gift money to the landlord ("reikin" in Japanese) that is equivalent to a 1-2 months rent (not refundable), an agent fee equivalent to a month's rent (not refundable) plus one month rent in advance. In total 5-6 months worth rent, that will sum up to thousands of dollars. Then, since all japanese apartments are not furnished you will need to buy your own furniture and appliances. 3. How do I get to the FONTANA office?
Our office is located in the Nakano ward at Shin-Nakano, off of the Marunouchi subway line; please see our location page for a detailed map and directions. We are open 9:30am - 7:00pm, 7 days a week except New Year's holidays.
4. Does any of your staff speak English?
Yes. Our staff comes from all over the globe to better serve your needs. Some of us can also speak French, Spanish, Portuguese, Korean, and Japanese.
5. Guesthouse/Apartment - what is the difference?
Guesthouse (some people call it - "Gaijin House") is a partially shared accommodation (with several people) in a house or in an apartment. In a guesthouse you have your private lockable bedroom, but you need to share common areas: living room, kitchen, toilet and bathroom.
In an Apartment you will have all facilities on your own. We have 1-room-studio type to 2LDK/3DK rooms ideal for one person or even a family. Of course, monthly rent for an apartment is higher than that of a guesthouse. Please choose the type of accommodation that meets your budget. 6. What about furniture and appliances?
All FONTANA Rooms are furnished and equipped with the following:

7. How do I pay the rent?
You can pay the rent by cash at our office but some people find it convenient to do a bank transfer.
8. How can I reserve a room? Can I reserve a room before I come to Japan?
You can contact our office by phone, e-mail or SKYPE to check the availability of a room and reserve a room by paying a reservation deposit. You don't have to pay the first month's rent at this moment. You can do this also from abroad by bank transfer. Please contact us for further payment information. (Rooms or beds cannot be reserved without a deposit)
9. What if I cancel my reservation?
Unfortunately , your deposit will not be refunded in that case. After you make your reservation, we make the room "unavailable" to others that are interested in the room.
10. I would like to go see a room. Can I arrange that?
Of course! We can take you to see tha apartment when it is vacant, or when the previous tenant has given us one month's notice (we will arrange this with the tenant, if possible). Please contact us to make an appointment. Our staff can meet you at the station closet to the desired apartment or you can come to our office and we will personally drive you there. You can also come to our office and look at some photographs of our different apartments.
11. What do I need to rent a room?
It is best to see our >From check in to check out Procedure.
We need a copy of your ID (passport, allien registration card or drivers licence), along with the SECURITY DEPOSIT,the first month's rent and 15,000/year insurance. You need to come over to our office to sign up a lease agreement and to receive the key for your room. We will drive you to the place and do the check in together. 12. What other payments are required to rent a room?
NONE. WE DO NOT REQUIRE you to pay any agent fee (usually equivalent to a month's rent ) or reikin (gift money to the landlord usually equivalent to a 1-2 months rent, not refundable).
13. Do I need a guarantor?
NO you don't. FONTANA acts as your guarantor and therefore we require that your rent is paid on time, but we don't require a guarantor who can guarantee you totally.
14. What is not included in the rent?
With most of our apartments utilities like gas, electricity, and water are not included. When you set-up utilities there's no connection fee, and you only pay for what you use. With guesthouses though, most utilities are already included in the rent; this makes them an ideal place to stay for people on a budget.
15. What about internet connection?
Most of our guest houses and some of our apartments are equipped with free internet. Please contact us to find out the details.
16. How about telephone?
Sorry, phone line expense is not included. Most rooms have a telephone modular jack installed, so it is possible to make your own contract with a telephone company. But, we find that most of our tenants choose a mobile phone to communicate.
17. What is the minimum rental term?
Our minimum rental term for apartments and guesthouses is one month. Travelers and tourists are welcome too, if they can clear this.
18. I am going to vacate the room in the middle of a month, but do I still have to pay for the whole month?
Of course NOT. After the first month we calculate your rent daily and multiple the days you will be staying for the last month. Please give us the exact date of moving out to calculate your final rent. If you vacate the room in the first month, we have to ask you for the whole month rent.
19. Is it true that anyone can rent a property from FONTANA?
Yes, we are an agency for all people, regardless of race, religion, or nationality. You can rent a room from us as long as you can pay the rent.
20. A member of my family/ one of my friends is coming to Tokyo. Is it ok for them to stay in my room?
If you are renting an apartment from FONTANA we really don't care about the number of people staying with you as long as we know about them (copy of ID is required). There is no extra charge involved.
In case of a guest house an extra charge is involved because we are paying for the utilities. Please contact the office if you are expecting guests in your room.
21. What can I do if I have a problem in my apartment? Am I responsible?
Our apartments/guesthouses are all CAREFREE and a team of Handymen are ready to fix any problem that occurs during your stay. However, please note that you are responsible for the maintenace and for all of the equipment in your room. You are NOT responsible for any damages resulting from a normal daily usage.
22. When I move out, how do I get my deposit back?
On your move-out date, your room is checked with one of our staff to asses any possible damage. If there is no damage and the room is left clean you must visit our head office to pick up your deposit in cash. Alternatively we can transfer the money to any japanese bank.
